Home ownership is overrated. (Yes, it's a bitch thread)
« on: August 18, 2006, 08:43:23 AM »
Really, I have always been an apartment guy.I lived in 9 different places in my lifetime.  I like the idea of moving into a new condo/apt and having fresh walls with new(er) appliances. Cleaning up your place never takes more than 30 minutes. Something broken? Make a call and it will be fixed that day.

My wife is different. She likes a home because of the financial aspect of getting some of your money back that you put in. She likes the room to house all of her knick knacks (books, baskets, photos, etc etc), she likes not having a neighbor 100 feet away (in rural Ohio, its more like 100 yards away).

What you don't realize before you buy a house is all of the SMALL THINGS that eat away at your time and your money. How many hours have I spent mowing the yard? Cutting back bushes and trees? Planting and replanting flowers? Painting and repainting fences, decks, rooms? Laying a new brick patio that we use twice a year?

That's another rub about home ownership. You're great investment is always in a state of disrepair. Water softner goes bad ... 1000 dollars. Roof is 20 years old, and the crumbling tiles are clogging the gutters ... 4000 dollars. All your new lawn care toys are cluttering up the garage .. storage shed costs 2000 dollars.

Don't even get me started on DIY home improvement. How many Saturdays have I made consecutive trips to Home Depot because the paint wasn't quite right ... or I need a specific tool to finish the job ... or the "easy to use" driveway sealer wasn't so easy to use? Even after you complete a job (and I have now redid every room in my house), you never focus on the good .. you only see the bad. Look, there is that trim piece that I didn't cut correctly. There is a ceiling tile that is chipped. Look at that wall paint that creeped up into the ceiling.

I now long for the day, in 30 years, where I can move into one of those retirement condos. The one's with less space, clean walls and no grass to mow or bushes to cut.

On the other hand, as an example the house that my missus bought about 5-6 years ago as of last year as assessed at over 2 1/2 times the price she paid for it. The equity you build up owning a properly maintained home balances it out... and I'll tell you right now I'm the first person to say f*ck DIY projects, I'm more than happy to pay someone. We just had our kitchen redone, we'll probably have to get a piece of our back fence replaced next year, etc. I don't mind cutting the grass and such, pop in my Ipod and headphones and its nice quiet time to reflect on things... but I'm not a major DIY... I'm a pay to have the project done by someone else who knows what the hell they are doing kinda guy.

Well, DA. You are a lucky guy to be in such a hot property market. Where I live, you are lucky to sell your house for 20% more than you paid. But most of that money is eaten up by taxes, insurance and home improvements.

The upside is that you get alot of value for your money. It's no problem to buy a brand new house that is 3000 sq ft on an acre or two for 220k. Elsewhere, that would be at least 3 times as much.

Kevin Drum (WaPo) said the housing bubble in SoCal is bursting. Price valuations are starting to plummet, apparently. All I gotta say is LOLZ followed by AH FUCK SO MUCH FOR EQUITY.

It's about time.  Housing is so ridiculous down here that I was wondering if I could ever afford a house, period.  No, seriously.

Haha i've got massive renovation going on and building here at my house. Would i ever do it on my own fuck no. I'm paying out the ass but i want this house bigger. I just replaced the fence around my house and they are just getting started on pouring a new foundation for the larger kitchen, master bath, and atrium.

The new guest bedroom off to the side of the house will be done in 9 weeks so i'll have a guess house. And it still wont be done after that. I've got painting and a bunch of new shit going in. The pinball room and bar room are done pretty much. I'm not fucking around with the office. Got new landscaping going on with a pool to be done by next summer.

Overall at casa de Zombz lots of shit is happening. But there is one thing i love to do and thats mow the yard. I've got 2 miles of yard to mow. Yes i've taken a pedometer and thats how much lawn i got. But its so nice and its fun to mow.

I have to ask Darien what type of flooring did you go with in your kitchen? Or did you not redo that? I'm thinking of an agrigate or something. Wood takes too much to clean.

I cant wait to have the atrium thats gonna freaking rock, zen garden and stream around a big ass hamock. With tropical plants and a little firey tiki god.

I hear 'ya, ToxicAdam.  I've lived in apartments since I was 19 and can't fathom moving into a house.  My parents(who pay the rent) want to get a house or condo for me simply cuz of the equity and possible re-sale value.  Mind you, I'm paying about $1200/month for my single bedroom apt right now so of course they're tired of literally throwing cash down the toilet.  To this point, I've held them at bay by listing off the all the reasons you mentioned.  Repairs, appliances, grass, etc.  I'd rather have a condo than a house(lease-buy option) simply cuz they're smaller and still retain the option of personalizing the place with whatever the heart imagines.

It's just nice to have your garbage picked up at the front door and anything fixed within 24 hours, no questions asked.  I also have an attached garage, so I'm not really seeing any positives by moving into a house that will be way too big for my tastes.  Plus, if I were to get a house, my friends would constantly badger/hassle me about moving into the "extra room."  I like my friends, but not that much.

It's like all SoCal RE bubbles - some prices will come down, but most will stay the same and the trend will plateau.  That is until six or seven years or whenever down the line, and they get out of control again.

There's a place down in the next block though, that just finished construction, that I think is absolutely ridiculous.  This neighborhood was going around $300,000-400,000 a few years ago, and this new house is listed at $980,000.  There's no way that's gonna sell.  They also literally used the entire lot for the house... there is a span of maybe four feet between the houses on each side, and it has no backyard and a tiny front yard.  Some people are just greedy and/or stupid.
